Aldar Announces Yas Point, a New AED 6 Billion Waterfront Destination

The new Yas Island masterplan will combine waterfront residences, landscaped parks, hospitality, education, retail, dining and beachfront leisure within one connected community.

Aldar Properties has unveiled Yas Point, a major new waterfront destination planned for the northern shoreline of Yas Island in Abu Dhabi. With an estimated development value of AED 6 billion, the master-planned community will bring together residential properties, landscaped parks, hospitality, education, retail, dining and beachfront leisure.

Spread across approximately 600,000 square metres, Yas Point is expected to introduce around 1,600 residences and accommodate nearly 5,000 residents once fully developed. The project represents another important step in the continued expansion of Yas Island as both a residential address and an international lifestyle destination.

A New Residential Destination on Northern Yas Island

Yas Point is designed to transform the northern peninsula of Yas Island into a vibrant coastal community. Unlike a traditional residential development, the project will combine homes with everyday services, recreation, hospitality and public spaces.

The masterplan aims to create a walkable neighbourhood where residents can move comfortably between their homes, parks, school, shops, restaurants and the waterfront. Landscaped pathways, pedestrian routes and cycling connections will link the different areas of the destination.

The new community is expected to attract families, professionals, investors and buyers looking for waterfront living within one of Abu Dhabi's most established leisure destinations.

Approximately 1,600 New Residences

Aldar plans to deliver approximately 1,600 homes across Yas Point. The wider development is also expected to feature luxury branded residences, adding a premium hospitality-inspired living option to the community.

Specific property types, bedroom configurations, floor plans and starting prices have not yet been announced. These details are expected to be released as Aldar introduces the individual residential projects within the masterplan.

Once completed, Yas Point is expected to become home to approximately 5,000 people, creating a new permanent residential population on the northern side of Yas Island.

Northern Yas Island's First Beach

One of the most notable features of Yas Point will be the first beach developed on the northern shoreline of Yas Island.

The beach is planned as a major social and recreational hub where residents, hotel guests and visitors can enjoy swimming, relaxation, dining and waterfront activities. It will be supported by a 700-metre promenade featuring restaurants, retail outlets and outdoor gathering spaces.

The coastline is also expected to offer opportunities for watersports such as kayaking and windsurfing. Planned water taxi services may provide an additional way to connect Yas Point with other waterfront destinations across Abu Dhabi.

  • New beach on northern Yas Island
  • 700-metre waterfront promenade
  • Beachside restaurants and cafés
  • Retail and lifestyle outlets
  • Kayaking and windsurfing
  • Planned water taxi services

By combining a public-facing beach with residential and hospitality components, Yas Point is expected to introduce a new coastal lifestyle experience to the northern side of Yas Island.

A Park-to-Sea Lifestyle

Green spaces will form a central part of the Yas Point masterplan. The destination will include three signature public parks connected through landscaped promenades, cycling routes, shaded walkways and neighbourhood gardens.

The largest green space will be Lea Park, which is expected to cover approximately 60,000 square metres. The park will provide areas for walking, outdoor exercise, relaxation, family activities and community events.

The masterplan has been designed around a park-to-sea concept. Residents and visitors will be able to travel through landscaped areas before reaching the beachfront and waterfront promenade.

This connection between nature and the coastline is intended to encourage an active outdoor lifestyle while creating a more comfortable and attractive public environment.

Luxury Hotel and Branded Residences

Hospitality will also play an important role in the development of Yas Point. Aldar has announced plans for a five-star resort hotel within the destination.

The hotel will complement the beachfront, restaurants and leisure facilities, helping Yas Point attract both local visitors and international guests. Luxury branded residences are also planned, offering homes connected to recognised hospitality services and lifestyle experiences.

The combination of permanent residences and visitor accommodation is expected to create an active waterfront destination throughout the year.

International School for Approximately 3,600 Students

Yas Point is planned as a long-term family community rather than only a tourism or holiday destination.

An international school will be developed within the masterplan and is expected to accommodate approximately 3,600 students. The addition of education facilities will allow families to access schooling close to their homes while reducing the need for long daily journeys.

Retail outlets, restaurants and community services will also be integrated throughout the development, supporting the everyday needs of residents.

  • Approximately 1,600 residences
  • Luxury branded residences
  • Five-star resort hotel
  • International school
  • Retail and dining destinations
  • Landscaped public parks
  • Beachfront recreation
  • Walkable community pathways

Retail, Dining and Waterfront Recreation

The 700-metre promenade will become one of the main lifestyle areas within Yas Point. It is expected to include a selection of cafés, restaurants, shops and public spaces overlooking the waterfront.

Residents and visitors will be able to enjoy beachside dining, waterfront walks and recreational activities within the same destination.

The promenade will also connect the beach with the residential areas, hotel, parks and other community facilities. This integrated approach is intended to create an active neighbourhood rather than a development made up of isolated buildings.

Connected to Yas Island's Major Attractions

Yas Point will benefit from its location within the wider Yas Island destination, placing future residents close to many of Abu Dhabi's leading entertainment and leisure attractions.

Yas Island is home to destinations such as Yas Mall, Yas Marina Circuit, Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, SeaWorld Abu Dhabi and Yas Waterworld.

The new community will also be positioned near established residential neighbourhoods such as Yas Acres and Yas Riva. Pedestrian routes, waterfront pathways and planned transport connections are expected to improve movement between Yas Point and surrounding areas.

Why Yas Point Could Attract Property Investors

Yas Point may offer a new investment opportunity within one of Abu Dhabi's most recognised real estate markets.

The project combines several factors that commonly influence property demand, including waterfront positioning, Aldar's development experience, beach access, public parks, hospitality, education and proximity to major attractions.

The limited supply of new beachfront communities on Yas Island may also support interest from buyers seeking properties for personal use, long-term rental income or future capital appreciation.

However, buyers should wait for official announcements before making decisions based on expected property prices, payment plans, rental returns or completion dates.

Property Prices and Payment Plans

Aldar has announced the overall Yas Point destination, but detailed information about individual property launches has not yet been confirmed.

Starting prices, residence sizes, unit configurations, payment plans, sales launch dates and handover schedules are expected to be released through future developer announcements.

A New Chapter for Waterfront Living in Abu Dhabi

Yas Point is set to become a significant addition to the Abu Dhabi property market and the wider development of Yas Island.

With approximately 1,600 residences, a new beach, a five-star hotel, branded homes, three public parks, an international school and a 700-metre waterfront promenade, the destination is planned as a complete community where residents can live, learn and relax.

Its combination of coastal living, green landscapes and access to Yas Island's entertainment attractions could position Yas Point as one of Abu Dhabi's most anticipated future residential destinations.

Further information about the first residential projects is expected to be announced as the masterplan progresses.
